Performance meets comfort - renovate and refurbish existing facilities to improve the overall functionality and comfort levels of the internal spaces.

Boundary Bend Limited is Australia’s largest farmer and producer of Premium Australian Extra Virgin Olive Oil and proud owners of the top two selling home grown olive oil brands, Cobram Estate and Red Island.

The owners of Boundary Bend engaged local Architect Pati Seiler and building contractors Formula Interiors to complete a renovation and refurbishment package at the corporate head office and manufacturing facilities located in Corio, Victoria. Successfully, the team delivered an energy efficient building with a performance rating equivalent to a new build project in line with the current National Construction Code (NCC).

The main office building comprises of a taste test area, laboratory, open plan offices and staff amenities. Previously these spaces were uncomfortable for the occupants due to the east facing orientation of the building, filling the spaces with excessive sun glare and heat.

During the design stages of the project, evaluation of the Section J comparative data influenced the decision makers to replace the existing east facing single glazed windows that had a deteriorating window film to a higher energy efficient solution.

Although replacing the windows was not a mandatory requirement for the project, this addressed the exterior aesthetics of the building and importantly the comfort levels felt within.

With the assistance of SOLOS Glass, the Architect specified KlymetControl® Insulated Glass Units (IGU) comprising of EnviroTone™ Grey and EnviroClear® panels. Bonds Windows and Doors completed the glazing by installing the glass into a compliant window frame system and the final result is remarkable. Architect Pati Seiler commented, “The glazing colour rendition for the outward view has improved the sense of the outdoor landscape being viewed from the Laboratory and Office spaces.”

The Result

Updating the windows and glazing with KlymetControl® Insulated Glass Units (IGU) along with the compliant window frame system has vastly transformed the internal spaces and improved the comfort levels for the occupants.

The modern office fit out has been thoughtfully curated to carry the look and feel of the natural elements and warmth throughout the space. The offices are now flooded with natural light, harmonising the indoor and outdoor connection.
